Good plans help you, your contractor, and the plan reviewer understand the same project. We prepare layouts, elevations, and construction details that show what you want to build, then coordinate them with the structural, civil, and MEP drawings.
Much of our architectural work falls into these three groups. We can help whether you have an early idea or drawings that need more detail.
The new space has to line up with the old roof, the old floor, and whatever is inside the walls. We start from what is actually there.

A contractor's layout, an old set from a previous owner, or a sketch on graph paper. We review what you have and identify what the permit set still needs.
You do not need a finished design to call. Send the address, a photo of the space, and a short description of your idea. We will review them with you and outline the drawings and information needed for permitting.

Not always. We first review the available photos, measurements, and records to see whether they provide enough detail. Site visits are available in Orlando and Orange County when existing conditions need to be documented in person.
They are part of the same set. Structural, civil, and MEP documents are prepared and sealed by a licensed Florida professional engineer and coordinated with the architectural drawings.
That is normal. We revise the sheets and answer the comments within the scope we agreed on. If something falls outside it, we tell you before doing the work.
Photos help. So does anything the building department has already sent you. We will come back with the scope, the fee, and what we still need from you.
