Residential additions and renovations.

An extra bedroom, a larger kitchen, or a garage conversion starts with how you want to use your home. We help turn that idea into permit plans, coordinating the layout with the structure, roof, utilities, and any changes to drainage.

  • Primary suites, family rooms, and extra bedrooms
  • New roof tying into the existing roof

Garage and carport conversions

  • Turning a garage into living space
  • Wall, floor, and ceiling upgrades
  • Door removal and new openings
  • Utility and HVAC changes for the new room

Screen enclosures and lanais

  • New enclosures on existing slabs
  • Connection details where the enclosure attaches to the house
  • Roof panels and structural members sized for wind
  • Replacement or re-screening work

Decks, porches, and pool decks

  • Covered porches and patio roofs

Plans for projects of all sizes.

Our project records include more than a hundred residential projects, most within a couple of hours of Orlando. The work ranges from a single structural detail to a full addition package.

We also work on screen rooms and carports, where clear connection and attachment details are an important part of the permit set.

The projects we see again and again

  • A room addition on the back of an existing house
  • A garage that becomes a bedroom, office, or in-law suite
  • A screened porch or lanai that needs wind-rated members and attachments
  • A deck or pool deck attached to the house
  • A bathroom or kitchen remodel where a wall is coming out
  • A house that was bought with work already done and no paperwork to show for it

If you have photos, send them. It is the fastest way for us to see what the project actually involves.

What homeowners ask us.

Do I need a survey?

It depends on the project. Additions that change the footprint or the drainage usually need one. Interior remodels usually do not. Send the scope and we will tell you before you spend the money.

Can you work from my contractor's drawing?

Yes. A lot of homeowners start with a sketch or a layout from their contractor. We review what you have and explain what can be used and what needs to be developed further.

What if part of the work is already done?

That is common, and it can usually be handled. Work that was built without a permit gets documented through an after-the-fact process, which we also do.

Will my homeowner's association be involved?

Possibly, and that review runs on its own timeline. It is separate from the building permit, but the drawings usually serve both.

Send the address and photos of the space.

Tell us what you want the room to do. We will tell you what the drawings need to cover, and whether a site visit makes sense for your area.
