Structural engineering for Florida projects.

Whether you are adding a room, removing a wall, or repairing damage, the structural plans need to show how the building is supported. We design the framing, foundations, and connections, with calculations and details for permitting and construction.

Foundations and slabs

  • Footings, stem walls, and slab-on-grade details
  • Pad and pier layouts for additions
  • Details driven by soil and flood conditions
  • Repair details for settlement or movement

Framing and beams

  • Headers, beams, and lintels sized for the span
  • Joists, rafters, and truss specifications
  • Connections and hardware the inspector can verify
  • Floor and ceiling framing for new spaces

Additions and openings

  • New rooms tying into an existing roof
  • Walls coming out and beams going in
  • Widened openings in load-bearing walls
  • Second-story and mezzanine framing

Roof and wind items

  • Roof-to-wall connections
  • Uplift details for the openings and overhangs
  • Sheathing and attachment notes
  • Screen enclosure and porch attachments

Repairs

  • Damaged framing and rotted members
  • Cracked masonry and stucco concerns
  • Repair details a carpenter can build from
  • Documentation of what was found and what was done

Calculations and sealed documents

  • Structural calculations supporting the design
  • Sealed plan sheets and details
  • Sealed letters for observed conditions
  • Revisions after review comments

From one beam to a full set.

Our project records span more than a decade, from single-beam letters to complete plan sets for new buildings. Most of our work is in Orlando and Orange County, with regular projects in Volusia, Seminole, Lake, and Palm Beach counties.

Small projects are welcome. A single beam detail or repair letter can be just as useful as a full set of drawings.

Scopes we take on most often

  • An addition where the new roof has to tie into the old one
  • A wall coming out and a beam going in
  • A garage, carport, or porch being converted to living space
  • A screen enclosure, deck, or pool deck attached to the house
  • Work that was built without a permit and now needs to be documented
  • A failed inspection that needs an engineered repair detail
  • A repair after water damage, rot, or a structural concern raised by an inspector

If you are not sure which one you have, send photos and a description. We will tell you what it needs.

What people ask us first.

Can you size a beam from a photo?

Not reliably. If the framing is covered, we may need measured drawings, a small opening, or a site visit to see what is actually there. We need enough information to verify the spans, loads, and supports before sizing the beam.

Do you provide sealed calculations?

Yes, when the project or the plan reviewer calls for them. They are prepared by a licensed Florida professional engineer and issued with the drawings.

Will you talk to my contractor?

Yes. We regularly speak with contractors about existing framing, planned openings, and questions that come up during construction.

How long does it take?

It depends on the scope, how complete the information is, and how the review goes. We confirm our deliverables, fee, and expected schedule before starting.

Start with the address and photos of the area.

Photos of the area, the framing if it is open, and anything the building department has sent will save a round of questions. We will tell you what the structural scope needs to cover.
